Michael L. Rafferty
Michael Rafferty is Chairman & CEO of Rafferty Holdings. Prior to joining the firm in 1999, he was a senior Bond trader at Merrill Lynch in New York.
Michael is owner, founder, and manager of multiple operating businesses including Rafferty Asset Management (Direxion Investments), Hilton Capital, and Rafferty Real Estate. Reflecting the entrepreneurial spirit that defines Rafferty Holdings, Michael actively invests in multiple early-stage companies through Raff Ventures. These investments span capital structure and industry. In partnering with emerging businesses, Michael brings decades of experience in growing businesses.
Michael also engages with numerous non-profit enterprises, these include but are not limited to:
- Board of directors of NYU Langone Health System
- Chairman of NYU Langone Long Island
- President Emeritus of Little Flower Family and Children’s Services
- Board & executive committee member of Chaminade High School
- Board member of Nassau County Crime Stoppers
Michael graduated of Chaminade High School and Boston College where he was captain of the men’s tennis team.

Seth Waugh
Seth Waugh is Chairman of the Board at Rafferty Holdings and serves on the boards of Franklin Templeton Advisors and Workday, Inc (NASDAQ: WDAY).
He is transformative leader renowned for his exceptional career across global finance, professional sports, and philanthropy.
Prior to joining Deutsche Bank, Seth was CEO of Quantitative Financial Strategies (QFS). He also spent 11 years in various leadership roles at Merrill Lynch, culminating in serving as Co-Head of Global Debt Markets. Earlier in his career, Seth managed the Corporate Bond and International Trading desks at Salomon Brothers
He served for more than a decade at Deutsche Bank, including over ten years as CEO of the Americas, where he guided the bank through a critical period of growth and navigated the complexities of 2008 global financial crisis.
As CEO of the PGA from 2018 - 2024, Seth led the organization through a golden era marked by record golf participation and historic membership growth. He has also held senior roles at Silver Lake and Alex. Brown and he previously served on the FINRA Board of Governors.
Beyond business, Seth’s dedication to nonprofits is evident in his service on various boards spanning philanthropic, educational, and athletic institutions, including the International Golf Federation, 9/11 Memorial & Museum, Lawrenceville School and the YMCA.
Seth graduated from Amherst College.

Barbara Martens
Barbara Martens is Chief Operating Officer for Rafferty Holdings. She was integral in the company's formation and currently oversees all areas of regulatory compliance. Prior to Rafferty Holdings, Martens was employed by Glass Capital Management and Glass, Sanders, Smith & Miller, both branches of Royal Alliance Associates.
Barbara graduated from Iona College with a B.S. in Political Science.

Henry Mulholland
Henry Mulholland is an Executive Vice President at Rafferty Holdings. Henry brings over 30 years of experience in financial services, primarily in equity sales and trading. Before joining Rafferty Holdings in January 2023, he served as a Trustee for Direxion Funds.
Henry began his career at Drexel Burnham Lambert before embarking on a 25-year tenure at Merrill Lynch. There, he held several senior leadership positions, including Head of Americas Equities for Bank of America Merrill Lynch (BAML).
In addition to his professional pursuits, Mulholland serves as chairman of the board of Student Sponsor Partners, a charitable organization dedicated to helping low-income NYC youth through financial sponsorship and mentorship.
Henry graduated from University of Virginia.

Craig O’Neill
Craig O’Neill is an Executive Vice President and CIO of Rafferty Holdings, as well as CEO Hilton Capital Management, A Rafferty Holdings operating company.
Prior to joining Rafferty Holdings Craig forged a 20-year track record leading businesses on the sell side of the industry. At Rafferty Capital Markets he oversaw Institutional Equity Research, Sales, and Trading, and later launched their highly successful Prime Brokerage business. Earlier in his career, Craig worked his way up from Equity Option Trader to Partner and Senior Market Maker and Risk Manager for top option specialist firm CDM (an American Stock Exchange member).
Craig graduated from Hobart College.

Shari James
Shari James is the Chief Financial Officer for Rafferty Holdings. Shari plays an integral role across all business lines providing the financial underpinnings for the firm.
She has held senior finance and accounting positions in both the public and private sectors. Shari most recently served as the Chief Deputy Comptroller of Nassau County. Her prior experience includes roles at J.P. Morgan Chase, City of Long Beach, Bloomberg L.P. and PricewaterhouseCoopers.
Shari graduated from St. John's University with a B.S. in Finance.

William Curley
William “Bill” Curley serves as Vice Chairman for Rafferty Holdings. Bill is a seasoned investment banking professional with more than 30 years of advisory, M&A, managerial, and cross-border experience.
Before joining Rafferty Holdings, Bill served as Vice Chairman of Deutsche Bank, where he led the Washington, D.C. regulatory practice within the bank’s Financial Institutions Group (FIG). He was also responsible for maintaining long-term relationships with the FDIC, Treasury, FNMA, and FHLMC.
Prior to his tenure at Deutsche Bank, Bill’s leadership roles included Managing Director and Head of the Special Finance Group at Lehman Brothers and President, CEO, and Founding Member of Cohane Rafferty Securities, LLC.
Curley graduated from Fairfield University.

Sean Martens
Sean Martens joined Rafferty Holdings from technology solutions company SMPL Technologies, where he served as President and CEO. Under Marten’s leadership, SMPL expanded its service offerings to include a wide range of IT engineering and support to various businesses nationwide. He also acted as CIO/CTO for Rafferty Capital Markets, Direxion Investments, and Hilton Capital Management.
Prior to working at SMPL Technologies, Martens was a Cisco Practice Manager at TekConnect and as the Garden City School District IT Manager.
Martens is active in the community, where he serves on several boards, including the Garden City Chamber of Commerce and the Garden City Chamber of Commerce Foundation.
Martens attended Hofstra University, earning a degree in Business Computer Information Systems.

Jack Grady
Jack Grady is an Investment Associate at Rafferty Holdings. In this role, he spends the majority of his time with Raff Ventures: sourcing new opportunities, making new investments, and supporting existing portfolio companies in any way possible.
Before joining Rafferty, he was an Analyst in the Mergers & Acquisitions Group at Citigroup Investment Banking Division. At Citigroup, Grady was part of transactions on both the sell-side and buy-side for public and private companies in telecom, healthcare, industrials, and chemicals sectors.
Grady graduated from Boston College.

Kate Crowley
Kate joined Rafferty Holdings in April of 2018 and is Chief Administrator Officer and Executive Assistant to CEO Michael Rafferty. Before joining Rafferty, Kate worked at Stoli Group USA for 5 years as Executive Assistant to the Marketing team. Prior to Stoli Kate worked at Ralph Lauren for 6 years as Executive Assistant to the President of Rugby Ralph Lauren. Crowley graduated from Hofstra University with a degree in Communications.

Kate DeAngelo is Controller & HR Director at Rafferty Holdings. She is a graduate of the University of Pennsylvania with a B.S. degree in Economics. Ms. DeAngelo started at Lebenthal & Co., LLC as a sales and trading assistant. She has completed a Management Program at Chemical Bank. DeAngelo was a Vice President of Sales & Marketing at Chase.

Robert Dicker
Robert Dicker brings 13 years of strategic real estate expertise across investment, development, and advisory roles. His experience includes:
- Facilitated over $1 billion in total deal capitalization as Director of Acquisitions at Gemdale USA
- Advised on Gemdale USA's multi-billion dollar portfolio of development and investment assets
- Executed on $2.5 billion in transaction volume across multiple asset classes at Cushman & Wakefield's New York City capital markets team.
- Specialized expertise in opportunistic and value-added investments across residential, office, and retail sectors
As a Director at Rafferty Real Estate, Robert will implement RRE’s strategy of acquiring opportunistic and value-add real estate opportunities with a focus on multi-family in the North East and Mid-Atlantic regions.
